I only set 1Martin house up this year for the ASY and it seems I now have 11 cavs taken. I also see the beginnings of nest building

Sounds like you need more housing !! Your occupants this year will be back next year with all of their kids, and the kids will be attracting new mates. I wish I could put up more houses, but problems with the neighbor has me limited and I can't increase the size of the colony.

- Martin Colony History: 2010-2014 located in Slidell LA. Gourd rack with 16 gourds. Max of 2 pairs during this short period in Slidell. Plenty of fledglings.
2014-present.. moved to Broussard LA. Same Gourd Rack but added a 6 room house (modified from a 12 room)
2020: after a long drought of nothing, 4 pairs and 4 nests, 23 eggs total.
6 fledges.
2021: 9 pair, 47 eggs
36 hatchlings
30 fledged
2022: about 12 pairs.. many eggs, all fledged.. only had one hatchling die.. probably because of our schnauzer. :(
2023: 16 pairs. So far about 60 chicks with about a dozen eggs to go.
2024: 13 pair. About 60 eggs
2025: 14 pairs .. 69 eggs.
Excellent! Add another house for next year if you can.

Is the new owner of your house going to be able to keep up with the Martins? If not, the housing will soon be infiltrated and taken over by sparrows and starlings. Martins won't be able to compete if the vermin are not thinned out, so Martins will suffer and sparrows will be living there expanding their community. Personally I would rather take the housing down than to have sparrows living there. If the new home owners are willing to control sparrows and take care of the Martins, then I would definitely leave the housing up.

Currently I have 10 of 11 cavs full w nests and 3 have eggs. Still here. Not moving until may or june
