For the last 6 to 7:years I’ve had two SK 16 compartment houses and have about 20 pair of Marin each year. This year I decided to add. T12 Trendstetter. I’m in South Louisiana, Martins started arriving first week of February. So far, I have about 10 pair of Martins, but not a single pair on new house. Appreciate any comments or advise.

2022 - 1 pair, 5E, 4H, 4F
2023 - 2 pair, 9E, 5H, 5F
2024 - 4 pair, 16E, 16H, 14F (2 more pair started nests but failed due to weather/loss of mate).

interesting that i had the opposite situation... i have a homemade pole w/ 8 troyer horizontals. 2 yrs ago, i had 1 pair. i decided to upgrade (as the 1st pole is getting old) and add a 12 gourd rack next to it. all the birds used the new rack and barely looked at the old one. granted, my pair did not return, so i had all new pairs.

Agree.. your returning martins will use the same house they used last year if it’s still available. New martins to your colony , such as SY males and females may choose to use the new t12… it’s a normal procedure with using new housing..
